Chintels India Pvt Ltd has decided to reopen its buy-back offer for 15 days following a request from the Gurgaon administration, a communication from the builder to the Chintels Paradiso resident welfare association (RWA) has said.
The builder said they have also reopened option 2 of the settlement – reconstruction – which was revoked in July. Last week, the builder had told The Indian Express that it was up for grabs.
The move comes more than a year after a large portion of an apartment on the sixth floor of tower D in Chintels Paradiso society collapsed to the first floor in February 2022, killing two people and injuring another. Last month, four balconies of the same tower collapsed, but the tower was vacant.
“Pursuant to the administration’s request to reopen the buy-back offer for a short time more, in order to allow one more opportunity to flat owners to avail this offer, Chintels would like to accordingly inform you that we have decided to reopen this offer for another 15 days, up to the 20th of December,” the communication dated December 5 said. It added that this was the final extension and no more applications would be entertained after December 20.
The builder also asked the RWA to urge all flat owners of Phase 1 (unsafe D, E, F, G, and H) to avail of the offer. “We are also sending a circular to all the remaining flat owners in order to inform them of the extended date of the offer,” it said.
According to the first option, Chintels will pay Rs 6,500 per sq ft, reimburse the actual stamp duty paid by the flat owners and reimburse the cost of renovation as evaluated by the independent evaluators appointed by the government.
Chintels said option 2 is open only to Chintels Paradiso flat owners of towers D, E, F, G and H, who have not settled with Chintels by accepting the buyback offer. “Flat owner shall pay to Chintels Rs 1,000 per sq ft in four instalments as 40 per cent at the start of construction, 30 per cent on completion of basic structure, 20 per cent on application of OC and 10 per cent on offer of possession,” Chintels said.
The builder further stated that they will complete the project in three years with a six-month grace period from the date of receipt of all approvals required to begin the construction of the project, including registration with HRERA.
Moreover, according to the reconstruction plan, each flat owner gets a carpet area equivalent to their present flat plus or minus 4 per cent; the tower/flat layout will be similar to the present layout as much as possible; flat allotment shall be in the tower and floor at the discretion of Chintels; and the builder shall not pay any rent to flat owners during the time of rebuilding the project.
The builder said all eligible flat owners interested in option 2 should give their written consent within a month to the Chintels corporate office or site staff.
